Office Warehouse Development

The Catalyst Group is in the process of completing engineering and obtaining grading permits for the development of an Office Warehouse project located on 1.25 acres of vacant land.  The development is on the northwest corner of Hinson Street and Post in Clark County, Nevada.  This location is ideal for light industrial or office warehouse as the entire surrounding area supports this same usage.  The Hinson & Post Office Warehouse Development has been assigned to VRQ, LLC which is a single assist limited liability company owned by members of The Catalyst Group.

The current development proposal is for two concrete tilt-up style buildings maximized to the allowable size for the acreage. Each of the buildings are being designed with suites, warehouse space and potential mezzanine office space.  Suites can be separated by a partition wall which would allow one suite to have an attractive office/showroom entry area and a side rollup door to the warehouse area.

Under this scheme, while maximizing the building size for the site, there appears to be about 16,000 square feet of gross building area which may be built on the site.  Buildings will be located on the west property line.  Fire truck and delivery access is available to the side of each building. 

Building number one will be approximately 4,000 square feet broken into 1,200 square feet of office/showroom and 2,800 square feet of warehouse space.  This building will also have an additional 500 square feet of mezzanine office. All dimensions are approximate at this time.

Building number two has approximately 12,000 square feet with a potential of an additional 3,000 square feet of mezzanine office space.  At this point changes to this building can be made to include the outside, doors, windows, etc. All dimensions are approximate at this time.

Proposed Land:

Clark County Assessor’s Parcel Number is 162-31-701-033.  The proposed land is vacant.  Current property lines are to the centerline of the adjacent streets.  Both Hinson and Post require a 30 foot right-of-way to the centerline.  The property elevation sits above the adjacent street by about 4 feet.

Offsite improvements to both Hinson and Post will require the addition of curb, gutter, sidewalk and half street paving.  These improvements are all made at the cost of the developer.  The status of utilities is not known at this point, but is assumed to be in the adjacent streets.

The current gross area of the site is 1.25 acres.  With the dedication of the streets to the back of the sidewalk the net usable area is reduced to about .93 acres. North and west sides of the development will be bounded by a 6 foot high block wall where necessary.

Proposed Buildings:

Buildings will be site cast concrete tilt walls.  It is proposed to create an interior clearance of 16 feet.  Overall building height to the top of the parapet is expected to be around 23 feet with 9’ ceilings in the office space.

1The front of each building will have store front type glass at the office or customer entry area.  Each of the four suites will have a front entry door as part of the store front glass, a side man door adjacent to a wide roll up door for warehouse entry.

Onsite parking will conform to Clark County standards wherein 2 spaces are provided for each 1,000 square feet of building area.  Standards will also require two handicapped spaces as well as a handicap ramp to the sidewalk.

Development Schedule:

Entitlements were approved and received in the fall of 2006 and we are currently tweaking final architectural documents and expect permits in late May 2007. Actual construction of the buildings, street improvements and onsite improvements are expected to take approximately about 8 months.
